What we collect when you tell us about a property, why we hold it, who ever sees it, and the control you keep over it.

Last updated 21 October 2026

The short version

We use what you tell us to show you the routes that could solve your situation, and for nothing else. We never sell your information. No buyer, investor or funder sees your personal information without a separate check that they are entitled to.

You can ask us at any time to show you what we hold, correct it, or delete it. Nothing you see on this site is an offer, and sending us an enquiry puts you under no obligation.

What we collect, and why

When you send an enquiry, we collect what you choose to tell us about your situation and your property, and an estimate of its value. We use it to compute the routes that are genuinely available to you.

We ask a small number of questions about your circumstances — whether you are under financial pressure, whether a health condition affects your decision, your age band. You can leave any of them blank. We ask only to decide what protections to put in place for you, and leaving one blank makes us more careful, never less.

If you hold an account — as an operator, investor or funder — we hold your sign-in details and the records of what you were shown and when, because access to deal material is something we have to be able to account for.

Our lawful bases

For an enquiry, we rely on taking steps at your request. Showing you your options is the step you asked us to take.

The questions about your circumstances are special-category data under Article 9 of the UK GDPR. We process them only with your consent, to apply safeguards for your own protection, and we encrypt them. You can withdraw that consent at any time, and we will delete them.

Where we identify a property from public registers published under open licences, we rely on our legitimate interest in finding owners who may want the kind of help we offer — balanced against your interests, which is why any approach to an individual is by letter, never automated, and stops the moment you ask.

Marketing email is sent only to people who have asked for it and confirmed the request. We rely on your consent, and every message carries a one-click way to stop.

Some processing we have to do by law: anti-money-laundering checks, tax records, and keeping an audit trail of who accessed deal material.

Who sees it

Your situation, your figures and the safeguards raised for you are private to you and the people working on your enquiry. A buyer, investor or funder never sees your personal information unless and until they hold a current certification that entitles them to, and even then only the specific material that step requires.

We use a small number of processors — for payments, for sending email, for hosting — under contracts that bind them to use your data only as we instruct. We do not sell data to anyone, for any purpose.

The questions you answer about your circumstances are encrypted at rest, so that even within our own systems they are not readable except where they are needed to protect you.

How long we keep it

We keep an enquiry for as long as it is useful to you and to any transaction that follows, and then no longer than our legal obligations require. Records we have to keep by law — anti-money-laundering, tax, the audit trail — are kept for the period the law sets and then deleted.

If you ask us to delete your information, we will, except for the minimum we are legally required to retain, which we will tell you about.

Your rights

You have the right to see what we hold about you, to have it corrected, to have it deleted, to restrict or object to how we use it, to receive it in a portable form, and to withdraw any consent you have given.

To exercise any of these, contact us using the details beside this notice. We will respond within one month.

If you are not satisfied with how we have handled your information, you can complain to the Information Commissioner's Office. We would ask you to raise it with us first so we can put it right.
