refinance window
The period in which a short-term facility must be refinanced or repaid, computed from completion and the facility term.

What kills a refurbishment is almost never the interest rate. It is arriving at the term end with no exit arranged, at which point the options are an extension fee, a forced sale, or the lender taking it.
